District of Valencia for Buying an Apartment – Ciutat Vella

Neighborhoods: La Seu, La Xerea, El Carme, El Pilar (Velluters), El Mercat and Sant Francesc.

  • This is Valencia’s old town – the most tourist-oriented area. Valencia Cathedral, the Basilica, the Central Market and the Silk Exchange are located here.
  • The two best-known neighborhoods in this area are El Pilar and El Carme. The latter is one of the favorite nightlife spots for local young people.
  • There are many tourist apartments here, but the housing stock consists mainly of older buildings. The entrances in many buildings are very small, and many of them do not have lifts. In addition, the buildings stand very close to each other, and this is intentional – it was designed this way so that the streets would always have shade, but on the other hand, neighboring windows are very close.

Neighborhoods: Ruzafa, El Pla del Remei and Gran Vía.

  • The trendiest district in Valencia right now. The Ruzafa neighborhood is especially popular and has developed greatly. Almost all commercial premises on the ground floors are occupied, many buildings have been renovated, and the streets are lively. There are few immigrants from Latin America here because property prices for both sale and rent are already higher. Property prices here start at a minimum of €160,000 – €170,000. However, as a rule, prices begin at €200,000. The district is very close to the center and within walking distance.
  • The Gran Vía neighborhood is known for its beautiful buildings with traditional wrought-iron balconies. It is a respectable area with long straight streets. The main streets, Gran Vía and Reino de Valencia, are avenues with a green park strip in the middle. The buildings here are tall, but they are not located so close to one another, so the streets get plenty of sunlight. Ruzafa is a more democratic neighborhood, and the streets there are a bit more chaotic.
  • In these neighborhoods, it is easier to buy than to rent property. The real estate is good, apartments are large, but parking can be a problem: the buildings are not modern, so not all of them have parking.
  • Pros: location; transport connections; shops, bars, restaurants and good schools; beautiful buildings; no immigrants from troubled countries; a very positive atmosphere.
  • Cons: the sea can only be reached by metro or by car; high property prices; it is quite a lively tourist area, although of course not like the old center.

Good Districts of Valencia – Extramurs

Neighborhoods: El Botànic, La Roqueta, La Petxina and Arrancapins.

  • The famous Petxina sports complex is located here.
  • The best-known street is Gran Via Fernando el Catolico. It is a wide avenue with a green park strip in the middle. The real estate market here is diverse: there are both high-end and budget properties. Although there are no very cheap options, affordable ones can still be found. Overall, this district is cheaper than Eixample.
  • Pros: real estate for every taste.
  • Cons: it is important to choose the right zone so that in the pursuit of lower prices you do not buy an apartment with undesirable neighbors that you will later be unable to sell or rent out.

Good District of Valencia, Best for Living with Children – Campanar – the Bioparc Area

Neighborhoods: Campanar, Les Tendetes, El Calvari and Sant Pau

Pros:

  • There is a large Carrefour supermarket nearby.
  • Cabecera Park and Bioparc are nearby (great for children: you can buy an annual pass costing around 50 euros per person and visit an unlimited number of times).
  • The Turia riverbed is nearby – an excellent place for walking and sports.
  • The metro is fairly close – about a 15-minute walk.
  • The major private hospital Hospital Nisa 9 de Octubre is nearby.

Cons

  • Far from the sea – about 25 minutes by car, taking traffic lights into account.
  • Far from the city center – about a 40-minute walk.

Good District of Valencia with Affordable Housing – La Zaidia

Neighborhoods: Marxalenes, Morvedre, Trinitat, Tormos and Sant Antoni.

This district lies between Campanar and El Pla del Real, but property here is cheaper than in those districts. Properties can be found in different price ranges: homes located closer to the Turia riverbed are generally more expensive. The Official School of Languages is located in this district.

Pros: You can buy housing right next to the riverbed more cheaply than in other districts bordering the riverbed. This district is somewhat similar to Extramurs.

The Greenest District of Valencia – El Pla del Real

Neighborhoods: Exposició, Mestalla, Jaume Roig and Ciutat Universitària.

  • A district next to the large and beautiful Viveros Park. In the area between Primado Reig Avenue and Blasco Ibañez Avenue, around the German School in Valencia, there are very good buildings with very large apartments. Historically, wealthy Valencia families lived there. These apartments are rarely rented out and are sold at high prices.

Pros:

  • This is a very good district for living with excellent infrastructure. It is a prestigious area located almost in the city center.
  • There are two hospitals here: the public Hospital Clínic Universitari de València and the private Hospital Quirónsalud Valencia. Several faculties of the University of Valencia, many language schools and business schools are located in this area. The Valencia football club stadium is also here.
  • There are 2 metro stations nearby (an 8-minute walk), and buses run well. The beach can be reached directly.
    The city center is 7 minutes by car or 25 minutes on foot; the sea is 15 minutes by car.

A very green district: Jardines del Real, the Turia riverbed and Jardines de Monforte are all located here.

Cons:

  • High rental and purchase prices for real estate.
  • The buildings are not new, but this is prestigious housing stock with large apartments and buildings with concierge service.

District of Valencia with Cheap Housing – L’Olivereta

Neighborhoods: Nou Moles, Soternes, Tres Forques, La Fuensanta and La Llum.

  • A district somewhat removed from the center.
  • In the Tres Forques and La Fuensanta neighborhoods there are many immigrants from Latin American countries, and real estate is cheap. The area near Hospital Central toward Patraix resembles Khrushchyovka-style apartment blocks.
  • The center can be reached by bus or metro.

This district is located on the other side of the Turia riverbed from Campanar, but both the local population and the real estate change dramatically. Cheap rentals can be found here.

L’Olivereta on the map:

District of Valencia – Patraix

Neighborhoods: Patraix, Sant Isidre, Vara de Quart, Safranar and Favara.

A district far from the center. There is very old housing stock here, although part of the market consists of comparatively newer housing. The main drawback is that the more or less newer buildings are located in the part farthest from the center, almost on the way out of Valencia.

District of Valencia with Cheap Housing – Jesús

Neighborhoods: La Raiosa, L’Hort de Senabre, La Creu Coberta, San Marcelino and Camí Real.

A working-class district with affordable property. Many immigrants live here, but overall it is calm. The only drawback is the distance from both the center and the beach, so if you are looking for affordable property near the beach, this area is not suitable. In that case, it is better to consider Algirós or Poblats Marítims.

One of the Best Districts of Valencia for Living – Quatre Carreres

Neighborhoods: Monteolivete, En Corts, Malilla, Fuente de San Luis, Na Rovella, La Punta and Ciudad de las Artes y las Ciencias.

  • The best real estate is located in the Ciudad de las Artes y las Ciencias area. There you will find many gated residential complexes with swimming pools and a large supply of new properties. The area is located directly opposite Valencia’s famous City of Arts and Sciences.
  • This district is very good for living: quality real estate and no immigrants.
  • Gulliver Park and the City of Arts and Sciences are nearby.
  • A large shopping center, El Saler, is also nearby, and across the river are El Corte Inglés and Aqua.
  • The Monteolivete neighborhood borders Eixample directly across Peris y Valero Avenue, yet property here is cheaper. It is a good option for those who want to live in Eixample but cannot yet afford it.
  • This district also saw the opening of Parque Central this year – a large park for walks with a botanical area. It is completely new, and everything has only just been planted, but in a couple of years it will be very beautiful here.

Cons:

  • It is a bit far from the center on foot; the beach can only be reached by car or by public transport with transfers.

Quatre Carreres on the map:

District of Valencia for Living Near the Sea with Affordable Housing – Poblats Marítims

Districts of Valencia: overview. The best areas of Valencia to live in

Neighborhoods: El Grau, Cabanyal-Canyamelar, Malvarrosa, Beteró and Nazaret.

  • The best area for buying property in this district is El Grau, around Avenida del Puerto. Real estate here varies: there is expensive housing and there are budget options. A huge advantage is that all housing, regardless of price, is within walking distance of the beach. Another plus is good transport connections: there is metro and there are buses.
  • It is better to avoid the Nazaret neighborhood because it is remote, and many immigrants from third-world countries live there, with some gypsy streets.
  • If you decide to buy property in Malvarrosa, choose the location very carefully: there are also many gypsy streets here.

Good District of Valencia for Living and Investment – Camins al Grau

Neighborhoods: Ayora, Albors, La Creu del Grau, Camí Fondo and Penya-Roja.

  • Very good real estate in Camins al Grau can be found next to the Turia riverbed in the Penya Roja neighborhood. The most expensive area is Paseo Alameda, located directly beside the riverbed. The windows of many apartments here overlook the parks located in the riverbed. Slightly farther away there are simpler options, though still very good, at lower prices.
  • In the Ayora area, the cheapest properties start from €100,000. It is located not far from the student area, and many people buy apartments here to rent them out to students.
  • There is metro and there are buses.
  • The most famous streets, which run almost parallel to each other, are Avenida del Puerto, with more affordable real estate, and Avenida de Francia, with more expensive property.

Good District of Valencia for Investment – Algirós

Neighborhoods: L’Illa Perduda, Ciutat Jardí, L’Amistat, La Bega Baixa and La Carrasca.

  • The most student-oriented area, especially when talking about the neighborhoods of L’Amistat, Ciutat Jardí and L’Illa Perduda. The most affordable housing is in L’Illa Perduda. There you can find options around €100,000 or even slightly cheaper. Most housing is older, although among the available properties you can also choose somewhat newer options.
  • As for the population, both native Valencians and foreigners live here. The latter often buy apartments in this district if their budget is limited. Apartments here rent out very well, though not at particularly high prices.
  • This district is home to the well-known private hospital Casa La Salud, chosen by many foreigners for childbirth.
  • The Polytechnic University of Valencia and several faculties of the University of Valencia are located on the border of this district.

Districts of Valencia Where It Is Best to Live – the Calm District of Benimaclet

  • A good working-class district with excellent infrastructure.
  • Real estate here is relatively affordable, but more expensive than, for example, in L’Illa Perduda. The price depends on the condition of the property and the year of construction. Many Spaniards live here, as well as foreign students. There are many inexpensive bars and restaurants, and “De toda la vida” shops – meaning shops that have existed there for many years.
  • There are immigrants here too, but the district is calm.

District of Valencia for Buying an Apartment in a New Development – Rascanya

Districts of Valencia: overview. The best areas of Valencia to live in

Neighborhoods: Els Orriols, Torrefiel and Sant Llorenç.

This district is varied. Here, in Sant Llorenç, there is a very good area for buying property – Avenida Alfahuir.

Pros of this area:

The housing stock includes good gated new residential complexes with swimming pools, tennis courts and 24-hour security, as well as older but still very good real estate.

  • Nearby there is a large park, a municipal sports center with a good swimming pool and a stadium.
  • There are bars, restaurants and the Arena shopping center with a Carrefour supermarket.
  • The metro is a 5-minute walk away, and the city center is 10 minutes by car or 40 minutes on foot.
  • The sea can be reached by car in 20 minutes. The private Quirón hospital is 5–10 minutes away by car.

Cons:

  • The district borders the suburbs, although this can also be an advantage, as it is close to the way out of the city.
    In the Rascanya district there are neighborhoods with very budget housing – Orriols and Torrefiel – but many immigrants from Latin America live there. That is exactly why these areas are so cheap. Along with Nazaret, these are the least recommended neighborhoods for buying property. The only option is to buy housing here for investment, although rental income will be low.

Promising District of Valencia – Benicalap

  • This district is very far from both the center and the beach. There is no metro, only buses.
  • There is good new real estate, but many zones are still under construction. There are few bars, restaurants and shops in the area. From an investment perspective for rental purposes, the district is not successful because of its poorly developed infrastructure and transport connections.

District of Valencia for Living with the Whole Family – Pobles de l’Oest

Neighborhoods: Benimámet and Beniferri

  • The Beniferri neighborhood is interesting here. It is far from the center, but Cortes Valencianas Avenue passes through it, where there are new residential complexes on one side and private townhouse complexes on the other.
  • This area is interesting for those who do not want to live near the sea or the center, but still want to settle in a large residential complex and send their children to good private schools in towns such as Bétera and La Canyada, for example Mas Camarena, British School La Cañada and Colegio International El Plantío.

District of Valencia – Poblados del Norte

Districts of Valencia: overview. The best areas of Valencia to live in

Neighborhoods: Benifaraig, Pueblo Nuevo, Carpesa, Casas de Barcena, Mahuella, Masarrochos and Borbotó.

This is a district made up of several settlements, now considered neighborhoods, which were incorporated into Valencia between 1888 and 1900. Although officially this area is part of Valencia, it is located very far from the center and the real estate here is not particularly attractive: it mainly consists of village houses, a lot of empty space and poor infrastructure.

Districts of Valencia – Poblados del Sur

Neighborhoods: Horno de Alcedo, Castellar-Oliveral, Pinedo, El Saler, El Palmar, El Perellonet, La Torre and Faitanar.

Everything said about Poblados del Norte also applies to the Poblados del Sur area. The settlements belonging to this zone became part of Valencia in 1877. The area is almost entirely rural, with the corresponding type of development.

Good District of Valencia for Living on the Front Line of the Beach – La Patacona (Alboraya)

We decided to include one of Valencia’s suburbs in this selection of districts because there is a very good property offer here and it is highly popular among home buyers.

La Patacona in the suburb of Alboraya is often chosen by foreigners who want to live on the first line of the beach.

Pros:

  • The district is located directly on the beachfront.
  • New buildings with gated grounds, security and swimming pools.
  • There are good townhouses.
  • A large number of restaurants on the beach.
  • The beach itself borders Malvarrosa Beach, where there is a tram.

Cons:

  • There is no metro, only bus connections.
  • Far from the center – 20 minutes by car.
  • There are no large parks.
  • Far from shopping centers and large supermarkets, so you need to drive.
  • High housing prices.
