The real estate market confirms the upward trend in Alicante in both the resale housing segment and the rental segment. This is once again evidenced by two recent studies conducted by the Idealista portal, which highlight this dynamic with some of the highest figures among other provincial capitals.
In fact, the increase in resale prices recorded in the city since August 2024 amounts to 14.3%. This places the Costa Blanca capital 17th among the major cities with the strongest price growth. Leading the ranking is Santa Cruz de Tenerife (22.9%), followed by Madrid (21.2%), Guadalajara (20.4%), Valencia (19.6%), Santander (19.5%), Teruel (17.9%), Palma (17.2%) and Oviedo (17%).
According to Idealista, over the past twelve months resale prices have risen in 51 capitals, with the exception of Girona (-4.8%). In four capitals this increase remains below 4%—for example, in Soria (2.3%), Ourense (3.6%), Badajoz and Cádiz (both 3.7%).
In terms of price levels, Alicante occupies the same position (17th) with an average of €2,437/m², which is much lower than in San Sebastián (6,283), Madrid (5,723), Palma (5,006), Barcelona (4,991), Bilbao (3,704), Málaga (3,549) and Valencia (3,185).
The property portal’s analysis also shows an increase in rents in Alicante, up 7.6% year-on-year. Nevertheless, this rise is lower than in other capitals—such as Segovia (19.6%) or Teruel (18.9%). Among the largest cities by population density, notable rent increases were recorded in Madrid (11.6%), Seville (9.5%), Bilbao (8%), Valencia (7.6%), Barcelona (6.8%), Málaga (6.8%) and Palma (4%).
Given this trend, the average rent in Alicante has reached €12.8 per square metre per month. However, this is still lower than in cities such as Barcelona (€23.1/m²), Madrid (€22.2/m²), San Sebastián (€18.4/m²), Palma (€18/m²), Málaga (€15.5/m²), Valencia (€15.3/m²) and Bilbao (€15/m²).
