Record home sales in 2025
According to preliminary data from property registrars, in 2025 more than 705 000 housing units were sold in Spain. This is 10,4% more than in the previous year and a record figure since 2008, when the real estate market was booming.
Share of foreign buyers
Approximately 97 300 (13,8%) purchases were made by foreign citizens, which became a new all-time high. Of these, more than half were accounted for by EU citizens, and if other European countries – such as the United Kingdom – are included, this share rises to more than 60%.
Foreign demand remains stable, with a slight decline in the overall number of transactions compared to previous years: 2024 (14,6%) and 2023 (15%). However, in absolute figures, an increase of almost 5% was recorded.
Who and where bought housing most often
In the fourth quarter, the largest share of homes in Spain was purchased by
- the British (8,57%),
- the Germans (6,67%),
- the Dutch (5,91%),
- the Moroccans (5,3%),
- the French (5,28%),
- the Romanians (5,17%)
- and the Italians (4,76%).
In absolute terms, the highest activity in the residential real estate market was shown by
- the British (2121),
- the Germans (1651),
- the Dutch (1462),
- the Moroccans (1310),
- the French (1305),
- the Romanians (1278),
- the Italians (1178)
- and the Belgians (1144).
The largest volume of housing purchases by foreigners in the fourth quarter took place in
- the Balearic Islands (32,8%),
- the Valencian Community (29,6%),
- the Canary Islands (24,5%),
- Murcia (22,8%),
- Catalonia (16,5%)
- and Andalusia (14%).
Particular note should be made of the province of Alicante, where foreigners account for almost half of purchase-and-sale transactions carried out in the region. This figure continues to grow, reaching 45,7%, along with other provinces – such as
- the Balearic Islands (32,8%),
- Málaga (32,3%),
- Santa Cruz de Tenerife (30,7%),
- Girona (28,9%),
- Murcia (22,8%),
- Almería (20%)
- and Las Palmas (19,7%).
